Q:When is the best time to seal your driveway or parking lot? 


A:Weather wise, we recommend to get asphalt seal coating before it gets too cold. For the parking lot condition wise, it is best to get seal coating before the cracks are too deep and wide.

Q: does seal coating worth to pay?

A:Yes, Sealcoating  prevents asphalt surface oxidation by forming a touch protective outer skin. It also helps prevent damaging water penetration, and protect your asphalt from the deteriorating effects of gasoline oil and other harsh chemicals.  Our seal coating project provides a black finish and fresh, new appearance that improve the image for your business. Most importantly, Seal coating saves your money.  

Q: How often seal coating needed?

A: It depends on how and how much your property is used. If your property is commercial, having high traffic parking lot, especially heavy vehicles, it is better to seal every 2 years.

If it low to moderate  traffic parking lot, every 3 years should enough.

Please remember, Regular maintenance will keep your property safer and save money.

Q: how much is seal coating?

A: It depends on the size, condition of the parking lot. If the same size, regularly maintained parking lot would be less expensive than dry out, damaged parking lot. 

Q: How long should you stay off parking lot after seal coating?

A: During summer months, we recommend staying off the parking lot for 48 hours minimum.  For cooler months, at least 72 hours minimum. It is more depends on the temperature.

Q:How can I maintain my parking lot asphalt?

A:Your parking lot is the first thing that visitors see when they come to your property. Your parking lot is your "welcome mat". A parking lot that shows the signs of  neglect will have a negative impact on your visitors before they even reach your front door. The fact is asphalt deterioration is unavoidable. However, it can be slowed down significantly with routine crack filling and seal coating.
